Colours of Wedding
Brüsseler Straße 8/9, 13353 Berlin – Wedding
The 40 apartments, which are being offered as owner-occupier flats or as capital investments, are located in the southern part of Wedding – in the area known as the Brüsseler Kiez. The original old-style building is situated in a rather quiet location in Brüsseler Strasse, yet you are not far at all from the pulsating life of Berlin.
The house was built in 1908 and is made up of a front section, wings, and a rear section, forming an almost square building around a greened inner courtyard. With a total of three commercial units and 73 residential units, it offers both beautiful city apartments and generously-sized work spaces. The apartments are highly appealing with their attractive and intelligent room layout. The sizes of the apartments, which are located from the ground floor up to the fourth floor, vary between 36 m² and 80 m². Apart from one commercial unit on the ground floor with 4 rooms and one loft apartment with 2,5 rooms, the units which are available are exclusively one to two-room apartments.
The house is a typical old-style Berlin building, and many of the original elements of the period have been retained. At the front stairway, you will find stained glass windows and decoratively adorned banisters and door frames; stucco mouldings on the ceiling and panelled doors showcase the beauty and the history of this building.
With the purchase of an apartment in Berlin-Wedding, you will be deciding on either an attractive investment in an increasingly popular location, or on having your own four walls in a diverse and multifaceted neighbourhood.
Welcome to the "Colours of Wedding".
Location
Over the years, the centrally located district of Wedding has remained one of the original parts of Berlin, an area that never really changed. Still today, the district exudes the charm of a well-developed and lively residential area where you will find both quaint Berlin corner pubs and fashionable cafés. Yet, despite all this stability, a noticeable change can now be sensed here, one which complements the old structures in a delightful way rather than destroying them.
As well as having large green parks, such as the Volkspark Rehberge, today's Wedding is above all colourful and diverse. Over time a lively art scene has been established in the area. Almost 13,000 students are enrolled at the Beuth University of Applied Sciences Berlin (only 500m away) giving the district an added dynamism both culturally and economically. Also the Virchow Campus of the Charité University Hospital is less than a kilometre away from the property.
Brüsseler Strasse is considered to be one of the quieter locations, yet at the same time it has good connections to the main transport routes such as the Seestrasse and the shopping mile on Müllerstrasse. The U-Bahn (underground) station is only a few hundred metres away from Brüsseler Strasse 8/9, as are several tram and bus routes. From here, it takes only ten minutes to get to Friedrichstrasse in the historical centre of Berlin. This is a place where you can have a relaxed style of living whilst still experiencing the hustle and bustle and the excitement of Berlin. This contrast is a distinguishing feature of life in Brüsseler Strasse 8 and 9 – a high quality of life, yet always interesting and diverse.
